Let me share a little strategy regarding offers for your property. You may have received a really low-ball offer, which is common when it comes to land.
Here’s how their strategy works: they send out fake checks or offers to your property, targeting tens of thousands of people in hopes that someone will call them back. The interesting part is that while these checks might seem low, many people are surprisingly quick to accept them. Their approach is based on a formula. They typically take the tax-assessed value of the land—since tax assessors evaluate land value—and then offer you a certain percentage of that value. So, if you get one of these checks in the mail and you respond, saying, “Hey, I’ll take this check for 21 grand,” everything seems great. However, they just secured a good deal on a piece of land because this strategy works a certain percentage of the time. That’s how this whole process operates.
FSBO vs. Agent
If you want to maximize the amount of money you receive for your land, reaching out to a reputable company with experience in the real estate market might be a better option. I want to emphasize that we are honest and upfront with every seller we work with. The best way to get the most value from any property—whether it’s land or a house—is to list it on the MLS (Multiple Listing Service) and the open market with a good, experienced real estate agent. A skilled agent knows how to take high-quality photos, presents the property well, and lists it at the right price. By following this route, you are likely to receive significantly more money than through any other means, including selling it yourself (For Sale By Owner). Many people attempt to save on commission fees by going the For Sale By Owner route, but often they end up losing money.
Statistically, sellers typically net more after paying an agent’s commission than they do when selling on their own. You might think, “I can handle this myself,” and while it’s possible that you could be the exception, data and statistics indicate that listing your property with a qualified real estate agent is the best approach.
Avoid choosing someone inexperienced, like your cousin Susie’s best friend from college, who just got her real estate license three weeks ago and was working at Wendy’s before that. It’s not wise to let someone learn the ropes with your property; this could hinder your chances of getting the best price.
