You will need to compensate the surveyor for their work. As for the cost, you can expect to spend at least $2,000 for a small property division.

Think Small, Sell Big

However, prices can vary widely, ranging from $2,000 to tens of thousands of dollars, depending on the size of the property and the extent of the work required. It’s important to budget for this expense, as it can add up quickly. That said, there can be financial benefits to subdividing your property. Sometimes, you may be able to earn more by selling multiple smaller parcels than by selling the entire property as a whole. For instance, at a grocery store, I might prefer to buy a slice of cheesecake instead of an entire pie because I know I won’t be able to finish a whole pie. This mindset can apply to real estate as well—some buyers might only want a smaller piece of property rather than the entire parcel.

Sometimes, people may not have the appetite to buy an entire property, but if you can sell them a portion of it, you could end up making more money overall.

The total value of the individual parts can exceed that of the whole. This principle is why real estate developers are often profitable: they invest time and resources into acquiring large pieces of land, then subdivide and improve them. They enhance the properties by securing utility access, such as water, electricity, and internet services. They might also perform grading work, and install streets, sidewalks, and streetlights. By making these improvements, they create more appealing options for potential buyers who may not be able to afford to purchase an entire property but can manage to buy a smaller piece. Although the initial investment can be significant, doing this can lead to greater returns on the land.

For a very small lot, basic surveying costs can start at around $2,000, while larger parcels could cost tens of thousands, reflecting the extensive work involved.
