How to SELL LAND in Georgia

Today, I’ll be discussing how to sell land in Georgia. I’ve made another video on this topic, which outlines several different methods for selling land, and I’ll touch on those points here as well.

First and foremost, you need to let people know that your land is for sale. You have three options:

  1. Sell it yourself
  2. Have someone else do it for you, or
  3. Sell it directly to a buyer.

Sell It Yourself

For Sale Sign

If you choose to sell it yourself, you can put a “For Sale” sign on the property, maybe by the road. However, consider this—if that road doesn’t have much traffic, your sign won’t be seen by many potential buyers. The number of people driving by and interested in purchasing property is likely to be very small.

If you choose a strategy where you simply place a sign out front of your property in an area that doesn’t see much foot traffic, it will likely take a long time to sell that property.

Social Media

So, how can you spread the word? Well, it’s 2024, and we have the internet at our disposal. Use platforms like Facebook groups and Facebook Marketplace to promote your listing. Typically, there are local community groups available.

For instance, I live in Cherokee County, Georgia, and there’s a great Facebook group called Cherokee Connect, run by a fantastic guy named Josh Bagby from the Bagby Insurance Agency. Josh is truly a great person; I’ve met him before, and he has created an incredibly helpful community. While some gossip does get posted in the group, he does a good job of moderating it. Overall, the members are very supportive. Of course, there are some odd characters in any group, but it’s best to just ignore them and find humor in it.

Craigslist & Ebay

You can post your property listings on various platforms. There are websites dedicated to buying and selling land, and you can also explore Facebook groups. Craigslist is still an option, though I haven’t used it in a while. Many people now prefer Facebook Marketplace for transactions. Interestingly, you can even sell land on eBay.

A friend of mine started buying houses in Detroit back in 2009, shortly after the market crash. He initially purchased houses for as little as $1 or $5. At that time, the situation in Detroit was quite dire. He would then list those houses on eBay and sell them for around $1,000 each. So, someone could buy an entire house for a thousand bucks while he had initially bought it for just a dollar or a few hundred. This approach allowed him to accumulate many properties, and now he buys hundreds at auction every day. He has since developed those properties and resells them. He started with eBay, so it’s clear that you can also sell property using similar methods.

I’m not sure if you’re still able to sell properties on eBay, but I believe they have improved their process for verifying ownership. It might be a good idea to double-check that. I haven’t looked into it for a while, so maybe I should investigate further. Once I have more information, I can include an update below this video.

Hire a Real Estate Agent or Broker

Instead of posting your property in all the groups and putting up a “For Sale” sign, what if you hired someone to handle that for you? That’s where a real estate agent or broker comes in. Option number two is to work with a real estate agent or broker. Make sure to choose someone who is experienced with land in your area. It’s important not to pick just any random agent. They should have specific knowledge about land sales and be familiar with your local market.

For example, if you find an agent who knows the land market in South Georgia, they may not be as effective at selling a property in North Georgia because they’re unfamiliar with the area. Similarly, an agent may know your region well but have no expertise in selling raw or improved land. Therefore, it’s crucial to ensure you’re working with the right agent for your needs.

I wanted to share that I’m a licensed real estate agent in Georgia, working with OneSource based in Woodstock. I’m currently studying to obtain my broker’s license, which I plan to get in the next few months. After being licensed for nearly eight years, I believe it’s the right time for this next step. Sell to an Investor or Developer

I typically buy land for division and subdivision rather than engaging in large-scale developments. My friends and I are currently searching for a commercial property. With these simulators, you can play a full 18-hole round of golf on screens around you while hitting real golf balls. They’re very impressive, as they provide feedback on how far your shots traveled. This makes them a great alternative for days when the weather isn’t suitable for playing on a golf course. He is looking for locations throughout Georgia to set up his golf simulators, and I’m hoping to find a property for us to buy together. I think this partnership could be really exciting!

I evaluate properties and explore what I can do with them.

For example, I bought a property last fall; it was inherited by someone who inherited a four-acre plot with an old house situated on one side. After purchasing the property, we divided it right down the middle. We conducted soil tests and surveys, and sold the house to a family who moved in, giving them a two-acre lot. We then sold the remaining two acres to a gentleman who planned to build a house on it. We verified that building was permitted on that land. So, I acquired the property, split it in half, and sold the two lots. The best part of that deal was that even if I hadn’t sold the second lot, I still would have made a profit from the house.

My business partner and I did quite well; selling the other lot was just icing on the cake. In addition to this, I buy properties to sell them with financing options.

Sometimes, I acquire mobile homes that I don’t want or can’t transport due to cost limitations. In those cases, we act as a middleman, connecting buyers with sellers so they can purchase mobile homes from one another.

I purchase properties and typically place double-wide trailers on them because this is currently the most affordable housing option available. Alternatively, we buy land and offer financing options. We often provide financing for individuals looking to build a house in the near future who may only need short-term financing. Additionally, if someone is acquiring land for hunting purposes, we either lease it to them or sell it using owner financing. In such cases, we buy the land and then offer it back to the buyer under specific terms, allowing me to earn money through interest and payments over time.

You can also implement this strategy with your own land. I have another video that explains how to use seller financing for your land—it’s a great strategy that many people are unaware of. I have experience on both sides of this process, having been both the lender and the borrower.

There are many ways to sell land in Georgia, and various strategies to consider. You need to determine what works best for you—whether you feel your time is worth handling the sale yourself or if you prefer to go through an agent and list your property.
