3. Local Acquisition Analysts
Typically, large companies like this have local acquisition analysts whose role is to network with real estate agents and investors in the land development sector. They reach out to say, “Hey, we’re looking for this type of property.” Additionally, you might not be aware that in many cases, another developer—often a local entity—will initially purchase the property. This local developer handles the land entitlement process, which includes civil engineering, surveying, and obtaining necessary approvals from the county. Once the development is approved, they sell the property to larger national companies.
Why do they do this? National companies often lack the local presence, teams, and specific knowledge needed to develop properties effectively. As a result, it is easier for them to purchase land from local developers who handle these tasks. I know several developers who focus on this kind of work. They buy properties, prepare them, navigate all the necessary processes, and sometimes even build infrastructure, like streets. Once the development is ready for occupancy, they sell it to large national builders. This is how they profit.
